A ‘total’ leasing service means that ALL aspects of managing your property are taken care of. From finding a tenant, to organizing maintenance, receiving rent, paying your accounts and facilitating the tenants moving out- we do it all so that you do not have to worry!

Leasing the property consisting of:
Home Opens

Either viewing via appointment or a scheduled advertised home open to show perspective tenants through the property. As many viewings are conducted as required until the property is leased.

Processing Applications
All applications will be processed via way of reference checks, including a national tenancy database check. Applications will be presented to yourself, where you find out in detail information regarding potential tenants. We will give our recommendations, however you will chose who you would like to live in your property.

Lease agreement
We will prepare and execute the lease agreement, in line with the Residential Tenancies Act.


Bond Document
We will prepare and execute the bond documents, in line with the Residential Tenancies Act.. The bond will be sent to the bond administration to be held in their trust account.

Tenant sign up process
It is vital to educate the tenant their rights and responsibilities when leasing a property. We will go through all lease agreement documents, bond form documents, information to tenant documents and general information thoroughly with the tenant. We will explain that you as the owner will be managing the property, and will provide them with all relevant contact details. We will ensure they pay the two weeks rent in advance, the bond and pet bond if necessary. The tenants will also be provided with ‘Leasing a home in WA’ guide.

Property Condition Report
A property condition report is now required when leasing a property and a report given to the tenant when they move in. There are also minimum requirements that need to be met with a property condition report. We will ensure at least minimum requirements are met. We give a detailed room by room report on the property, including numerous photos. This report protects yourself and the property when the tenants move out.

Maintenance
It is vital that your property is well maintained to hold its true value. We explain when a tenant moves into the property how important it is to report maintenance. With our experience, there are times where we can help the tenant without having to contact you and the problem is solved without having to engage a contractor. When a tenant reports maintenance, we will communicate with you and act on your instructions. We can engage a contractor, receive and pay the invoice on your behalf. A contractor is never engaged without your consent, other than in times of an emergency. Maintenance is also checked and reported back to you at the periodic inspections. The maintenance service is included in the management fee charge.

Periodic inspections
Periodic inspections are conducted 6-8 weeks after the tenant moves into the property and three monthly thereafter. On your request, we can do inspections 6 monthly. You are more than welcome to attend inspections, but please remember they are booked in advance and ideally we need to give the tenant at two weeks notice of an inspection. We cannot book an inspection with less than 7 days notice to the tenant.
As well as inspecting how the tenant is caring for the home, we will check for any visible maintenance or damage and report it back to you.

Collecting rent
The tenant will pay their rent either weekly or fortnightly. Rents are downloaded daily and payments are made to you fortnightly or monthly.The service of collecting rent is included in the management fee charge.

Paying accounts
We are more than happy to pay all accounts relating to the property on your behalf. Examples of this include any maintenance, utility usages (reimbursed by the tenant), council rates, water rates or land taxes. This is great for tax time- all income and expenditure relating to your property is on one statement.
The service of paying invoices on your behalf is included in the management fee charge.

Invoicing tenants
We will invoice tenants for any accounts where you require reimbursement. The account is paid first from your funds, and the tenant is invoiced. The most common utility is water consumption. Other utilities (mostly in unit complexes) are electricity and gas. On the rare occasion, a tenant may need to reimburse you for repairs or maintenance if it is their responsibility.  An example of this would be a blocked drain caused by the tenant.
The service of invoicing tenants on your behalf is included in the management fee charge

Final inspection
When a tenant vacates the property, we can conduct a final inspection based on the property condition report. The property condition report will be updated ready for the new tenant. A final inspection is vital to ensure the tenants leave the property as they find it. Attention to detail is very important and the property is thoroughly checked and compared to the property condition report. Photos are taken to compare to the initial property condition report photos.

Payment to owner
Your funds will be paid out to you twice a month, or monthly. The choice is yours. A statement will be issued monthly via email or post.


Leasing only proposal 

A leasing only service is tailored to owners who have basic knowledge of the rental market and how to manage a property. However, it is always best to have a professional who can advise on market conditions and ensure that legally, you meet requirements. We provide assistance in marketing, finding a tenant and executing all legal documentation.

With a leasing only service, we provide all of the same services of finding a tenant that we would with a full management service. The difference is, once the tenant moves in, we hand everything over to you and you manage the property from there. Therefore, much the same as described above, we provide the following services:

Additional Individual Services

Documentation Only
If you would like Property North to draw up all lease and bond documentation ONLY, a flat fee is charged. This means you market the property, process applications, find the tenant and sign the tenant up. All documents will be completed and supplied to yourself, ensuring all legal requirements are met.
